New Foundation. Water, trash, internet included in rent price no matter what the lease duration is. Renter responsible for gas & electricity. For leases less than 6 months, landlord will forward e-bill to tenant for reimbursement. Proration will be applied if applicable. For leases 6+ months, renter also responsible for putting these in their name. Fully furnished. Street parking only. Small pets allowed, no more than 20lbs and no more than 3 animals. No smoking inside. Absolutely no drug use whatsoever on the premises, this includes marijuana in any form. Lease Terms & Rules: At least 30 days required for the lease- can do month to month. I can only select one option on here but don't let that sway you if you are not looking to do 1 year (if serious, contact landlord and this can be changed as needed). One-time $200 pet deposit (if applicable), $50 application fee, $150 cleaning fee. The $1000 security deposit is only required if renting for 6+ months when you initially sign. If you are staying for less than that but then decide to stay past 6 months, you will then be required to pay the security deposit. Security deposit is waived for military. If anything breaks, you are required to tell the landlord within 3 days (unless it breaks when you are traveling then tell as soon as you get back from your trip). If you break/damage something, you are fully responsible for the cost to replace and/or repair it. You will also be required to get it fixed within a reasonable time frame. For all other maintenance: For repairs that cost $150 or less within 1 month, you can pay to do them yourself *as long as* you send the landlord your receipt(s). This cost will be deducted from the next month's rent. For anything that costs more than $150 in a single month, please contact the landlord to discuss getting service to you for the repair: 1) The landlord may wind up paying for it. 2) If tenant winds up paying for it (as per discussion) then that will also be deducted from the next month's rent. Do not trash this home, inside or outside. Landlord has right to inspect this property. Landlord will provide tenant at least a 3 day notice if so. Keep the yard in decent looking condition. There is no HOA however, do not leave trash in the yard. Clean up leaves if they accrue. Mow the back yard regularly (it is a small back yard so shouldn't be hard to stay on top of this). Landlord will pay someone to clean the gutters 2-3 times/ year. Do not do this yourself.
